MHT Housing, Inc. and its partner American House Senior Living, an affiliate of REDICO Holdings, LLC have moved forward with construction of a new senior housing development located on Calhoun Avenue (working address of 4550 Calhoun) named “Dearborn Town Center Senior.” The facility is the second phase of a master redevelopment plan for the former site of Montgomery Ward in East Downtown Dearborn. REDICO developed the first phase in 2009 which includes a medical and retail facility and a 527 space municipal parking lot. After market studies revealed that the best execution for the parcel was an affordable senior property, REDICO/American House Senior Living partnered with MHT Housing, a proven developer with more than 26 years of Low Income Housing Tax Credit experience.
Dearborn Town Center Senior is an affordable 77 unit independent senior community to be placed into service by the end of 2018 and will be managed by MHT Housing’s affiliated managing agent, MHT Management. The level of experience of the American House/REDICO and MHT Housing/MHT Management teams in providing high quality affordable senior housing will be no doubt unmatched in any LIHTC senior property in Michigan.
The market for affordable senior housing is strong at this location, especially with the adjacent medical center as the neighborhood redevelopment anchor. The site is ideally located for active seniors in search of a walkable community. With the plans that are detailed below and partnership with a number of community outreach organizations, this development offers a much needed housing resource to the seniors of Dearborn. MHT Housing and American House/REDICO are happy to be working together in partnership with the City of Dearborn and project investors, to complete this important component of East Downtown Dearborn’s transformation.

With a walk score of “91”, being located within a “central city” district, along a Michigan Main Street, and in the heart of a vibrant neighborhood, Dearborn Town Center Senior is the perfect location for residents to enjoy all East Downtown Dearborn has to offer.
Each residential unit has energy efficient appliances including washers and dryers, frost-free refrigerators, ovens, ranges with hoods, disposals, dishwashers, and central air conditioning. Residents pay their own electric and gas. The property will meet Enterprise Green Community requirements. The common areas on the ground level includes 6,145 square feet of community space which will include heavily desired amenities that enhance the residents’ quality of life. The first floor common areas include a parlor with a 225 gallon saltwater fish tank looking into the stately library, a beauty salon, a large community room with a floor-to-ceiling limestone surround fireplace, and a state of the art fitness center. Residents can also find rooms dedicated to billiards, crafting, and general activities. The second floor community space will include a resident lounge with laptop stations, a reflection room and movie theater.
